1 starThey are horrible ...hidden fees....don't be fooled by amenities? It's an extra 200 doallrs added to bill ...they our a broken water readerin my apt that said I used ****** gallons of water ...I guess I'm running a power wash in my apt ...f***** crooks dirty rotten crooks ...there all over reddit I have no idea how they own so much with astronomical lawsuits and bad reviews to this very day ....stay away stay away stay away move somewhere elseReview fromSteele C

1 starFrom the beginning I was told that if I had signed up during this "Deal" that they were having my Bill EVERY month would be $1,239, I had asked this manager multiple times to make sure that price was with EVERYTHING included. Meaning all amenities she said Yes everytime. When I got my first bill for rent it was actually ********. The next event was I was gone away for work when I had my girlfriend go by to get my mail (who doesnt live with me) and there was a puddle in front of my fridge. I called the emergency maintenance number and they said "I checked it, it all looks good no leaks." Then when I get back the water had doubled in size and my kitchen and hall way felt like a water bed. They didnt care to actually check. I called them back to fix it and that itself took a week and all they did was put a dryer on it. took another week until they went to the spout outside and drained it and actually fixed it. I will randomly get "additional" bills after I paid my rent added onto my account that again was supposed to be ALL in my rent payment but was told oh ya thats just a "roll over bill" just pay it. My neighbors car got towed and he had lived here a year before me, then my now wife got a flat at 10:30 PM, so I had to use another car I was planning on adding to my lease the next day since I didn't know when I would be able to fix the other car but since "we didnt inform them of the issue and we didn't park in the visitor parking even though I was going to add it to my lease the next morning. The towing company came between 4 AM- 6 AM and towed our vehicle not because of the parking sticker but because the tags were expired, however we PAID for them to be renewed and had the paper receipt on the dash. The towing company and the apartment complex I'm sure have something worked out to both be paid because they come early in the morning to make sure you can't catch them to do the $85 drop fee then charge you what is actually $345 not $300 like the complex says it is.Review fromMcKenzie A

1 starI'm writing in regards of my experience with Morgan properties at The Preserve at Owings Crossing Apartment Homes. The area it's located in is wonderful and quiet, unfortunately the property and property management isn't. First, this property will has added an additional fee of $65 for amenities that I was told was included with my rent. The unfortunate part is I don't use any of these amenities because they're dirty or broken. The gym and pool are the main two they charge me for. I don't use the gym because most if the equipment is broken or barley working. In the summer it's extremely hot in there and extremely cold in the winter, depending upon the temperature outside. Secondly the pool, I don't use this as well, but I'm charged as a single person who lives alone, for water usage of the pool. This is utterly unacceptable and ridiculous. Next is the calculation for the water and gas bills on charges. Again I live alone, but I'm charged based upon the usage in my building as a whole because this property management company is too cheap to invest in individual meters for water and gas. In addition, it's constant unacceptable, non-emergency water shut-offs. This is so unpleasant and unprofessional. Turning water off and on for no reason and no emergency is ridiculous. In addition, we only have one option for cable and wifi in this area and it's Xfinity, which is horrible. Lastly, the property and maintenance team never communicate. The right hand never knows what the left is doing and it's a recipe for disaster everytime. When you attempt to communicate with them, it's blame and zero accountability. Lastly the building is old, understandably, but the tubs, pipes, kitchen cabinets and appliances that were dirty when I moved in, are unacceptable and disgusting. I pay my bills on time and truly want to continue living here until I can save for my future house, but I truly find it hard to do so based upon the conditions and unprofessionlism.Review frombonni s

1 star2 words, Corporate Greed. They only interested in being #1 in the Nation. ****************************************** and their actions do NOT line up with their mission "To transform the housing industry and empower people to redefine their American Dream" It is NOT my American dream to deal with Prop Mgr's who are rude, disrespectful, and don't understand the concept of customer service when its our rent that pays their salary. I have lived in the Maidenbridge Canongate community in Pittsburgh for 6yrs now invested almost $150K into living here only to be constantly mistreated by the office PM's and leasing agents. There's a reason why we've 4 PM's and 10+ leasing agents in 6yrs. in addition to the ridiculous fees ($600 to transfer to a different apartment even when your lease is up?!?!?) , every question is answered with "Corporate" as the excuse. ou take the corporate paycheck and cash it so you're either corporate or a thief. I was recently threatened with eviction because I hung a flyer for a vet tech who was willing to come on-site and care for elderly neighbors pets in their apartment as "solicitation". Meanwhile the PM hangs flyers weekly for Painting with a twist to come onsite and sell paint classes , Bankers life to come onsite to sell their retirement plans, a local auto detail co. that comes to clean cars on site and local food trucks, ALL of which are SOLICITATION! The most recent issue is I found someone else's credit card information suddenly appear on my account in the portal. I reported to the PM as a security issue and their response was for ME as a customer to call Rent Cafe customer service #to have this fixed for them! its so sad how many of us has chosen this location as our forever home because of the community and location and we are forced to put up with such unprofessional behaviors to live here. 1 starDate of incident: Friday, January 10, 2025. ********************************************** My daughter left an abusive relationship, very quickly she had to move her stuff out of her apartment while the abuser was at work. My sister offered to help her move. They checked with the apartment manager, ******* (unsure of spelling) to let them know what was going on, they wouldnt be very long, and was told by this manager that they would put my sisters car on the do not tow list. Guess what, they towed my sisters car. When my daughter and sister went to the manager she then told them that my sister should have parked in a regular spot and not visitor, thus them towing her. This was NEVER mentioned in the prior conversation. I have no doubts that this apartment management is in league with the tow company for the sake of money, definitely a kick back somewhere. My sister, who is currently out of work due to a recent stroke and other serious health issues, is now having to pay upwards of $400 to get her car back, with no choice but to do so. And my daughter who is already traumatized and stressed now has this added on to her emotional and mental state. This is not the first time this apartment complex has had a car towed or even almost towed within our family. They are using predatory towing companies to tow cars and again I truly believe the apartment employees and even the property management company is receiving kick backs from these tows. I will do everything in my power to make sure people know to stay far, far away from this apartment complex and management company.Review fromasherweinberg

1 starBunch of crooks. Just look at how many times they have been sued and lost. They will rob you when you move out. DO NOT MOVE THERE AND BE CAREFUL WHEN MOVING OUT! Wow! Company is a fraud! I had written an amazing review about living in this property. Because short of their horrible parking and towing policies, it was nice living there. But then when I moved out, they sent me a "damages" bill that was fraudulent to be nice about it. They wanted me to pay for THREE microwaves as an example. They sent a collection agency after my brother who was NOT on my lease when I moved out.. He was taken off the second years lease, and they knew this.) Every time I complained about the amount, they found "Errors" and kept changing the amounts and the reasons for why I owed them the money. They supposedly made adjustments, but refused to send me a final bill. They then reported this to a collection agency. They wanted me to pay for a brand new carpet for the entire apartment, even though the carpet was already old when I moved in. Or so it looked. They refused to tell me how old the carpet was, and why they deserved a brand new carpet to replace an old one. They changed the reason for why the carpet needed to be replaced, depending on who they were making the claim to. . I also reported them to the AG's office. Morgan Properties should be familiar with them. They have been sued a lot. I am not sure all of their properties commit fraud, but it seems this one is not alone. There are nicer properties cheaper in the area, especially outside of crime-ridden Lexington Park. If you must move there, take photos of everything when you move in and out, and be ready to sue them to get your deposit back. If they had just chosen to be honest. But they chose fraud and the threat of negative credit reporting and collection agencies. AVOID MOVING to MORGAN PROPERTIES. Lexington Park may be a high crime neighborhood, but St. Mary's Landing and Morgan Properties will rob you quicker.Review fromSh W

1 starMoved in Friday August 2, we were not given the opportunity to walkthrough prior to signing lease. Told that was not the way it works here. Pay sign keys. We got to apartment and there was a pool of water prior to the rain beginning. Noticing there was no screen. Office closed. Looked like they never inspected prior to us coming. Bathroom toilets were awful. Shower handles came off in hand and the exhaust fan sounded awful. Utility closet door was not on track. Kitchen cabinets terrible, counter and wall by sink was cracked dishwasher has a huge gap alone side by sink. 2nd bedroom windowsill was full of water. Screen needed to be replaced. Sent email. Had to wait till Monday for office to open. Took till August 13 to get a patio screen. Have 2 pets so it was tricky trying to breath and get around. Management and maintenance finally walked through on August 28. We still had not gotten much unpacked as we had to clean and didn't want to o be there. Told we had to remove pallet and looked like we had too much stuff!! Still had to unpack. Went over list adding that the vinyl floor is coming up in the hallway. Cut my toe going into bedroom. Told they would check with installers and have them fixed. Only the minor repairs were addressed. Door, counter, and area by dishwasher and sink still not done. Since then the kitchen drawers are falling apart, they sent maintenance to slap adhesive on floor and repair. Adhesive never dried seeped through seams and floor. We also have a lot of roaches. They have sprayed 3 times and they have gotten worse. Was told we had to be inspected by management and pest control to make them feel more like helping me?? My washer has broke 2 times replaced and is now leaking. again. Lease wasn't ratified for 3 weeks. Told it was a computer glich. Asked to get out of lease. Only options are to pay 3months or move and continue to pay. My daughter is now sick. The are not professional.Review fromSharniece C

1 starHello, I am contacting you all on behalf of an incident that occurred on 11/10/24 around 10:15pm. I contacted To request the dispatch of public safety (fire dept) due to a gas leak in my apartment. I live in building 926 apartment number 1 this is my second gas leak since I’ve been here. During this most recent event that occurred on 11/10 I was instructed to leave my apartment and leave the door open for the fire department to enter. They did inform me that the levels were “pretty high”. They broke into the maintenance room to shut off the gas, they turned off a few knobs and informed me that they weren’t labeled so my neighbors may complain. The fire department also informed me that my prior incident was not properly taken care of. The fire department said the hose/pipe in the wall was loose as well as the bolt on the stove. I was instructed to inform maintenance and the leasing office. I did so the next afternoon 11/11/24 at about 12:00pm. I spoke to Katrina who said she would send maintenance out to speak with me as well as to turn my water back on. Due to the fire department turning off knobs they accidentally cut off my water. Maintenance came by at 12:28 and briefly spoke with me about the incident. I let him know what the fire department said about the leak and he stated he would “do some research and come back within an hour or two as well as look into the prior gas leak.” He did not return, I will be contacting the office tomorrow 11/12/24 I’d like to request a professional to deal with the leak. 1 starPropery was run down, managment was rude and they try to charge you for everything! First I got towed my first night. That is a story in and of itself. Then I was allowed a chair on the back porch. I got written up for it and was threatened with a fee. When managment realized their mistake, they retracted the letter. I was written up again for non-servicable blinds. A personal walk through inspection found no issues with the blinds. Managment never did the inspection to begin with! The threatening letter was again retracted. Any finally, after submitting a bad review about Willow Lake, I was denied another contract and was asked to leave. It is hard for me as a Disabled Veteran to just up and move. Or yet be homeless because of their vindictive measures. After a horrible meeting with managment, they once again retracted it (see the pattern) as long as I stopped giving bad reviews (virtual slamming). I had no choice but to move. They squeezed me, a minority at Willow Lake because of a review. I bit my tongue, but no more! People should know how Morgan Properties and Willow Lake Apartments in Laurel, MD really treat you! I will never stop spreading the word on how disgusting and deceitful your company is!
