      I have used Habitation Investigation numerous times and they have always found numerous issues which my other inspection companies struggled to find. I am more than happy with their service.

      The week of Aug 28 - Sep 3 2022 I requested a Pre-Sale Inspection. After checking out BBB I figured that I was making a good choice, but I was wrong. I could not personally be present for the inspection, so I asked a relative to be at my home during the process. After the inspection was completed my relative contacted me and told me that the inspector broke my garage door. He stated that he continually pressed the up/down button (as if it were a toy) until the chain came off; as well as another part to the door opener. After hearing this information I tried contacting Habitation Inspections by phone and had to leave messages as to what was going on. My relative stated that the inspector sarcastically quoted "Tell her to call her insurance company, they'll pay for it." Why would my insurance company pay for something the inspector purposefully broke. Finally I received an E-mail response vice a phone call stating that the inspector did not break my door opener and that he was trying to make sure that there were no faults with the door and that anyway a garage door should be able to open a 100 times without failure. Yes, a garage door should be able to open 100 times without failure, but not 100 times in a matter of minutes. This act was purposefully done and then lied about fixing the chain that had dislodged. I cannot sell my house with a broken garage door. Since I knew that I would not be at my residence on the day of the inspection, I prepaid ($451); the repair for a new garage door opener was $555. I would like nothing more than to take this company to court, but how successful would the outcome be. I was not physically there and even though there was a witness to the inspector's lack of professionalism, the process would go on for who knows how long. I am very upset that the company allows their employees to damage homeowners property without any recourse. So if you are looking for a Home Inspector, STAY CLEAR OF HABITATION INPECTIONS - I WOULD NOT RECOMMEND.

      There are certain tests we do for a door. We press the button 3-4 times depending on if the safety items are working properly. Safety items such as auto reverse, photo eyes and then the balance of the door. If we needed to press more than that then there were a number of issues. Your relative greatly exaggerated. You hired us to inspect the home to find the issues. Your garage door was one of the issues. Sellers often take news of their home not being perfect personally. No home is perfect, even brand new ones.
