  I had an extremely concerning experience with Superior Title that I feel compelled to share to protect other ************ early 2023, I was referred to Superior Title by a real estate developer to handle the recording of a mortgage on an investment property. ****** ****, CEO of Superior Title, oversaw this transaction. When I specifically requested title insurance for this transaction, I was told it was unnecessary for "this type of transaction" - a major red flag that I unfortunately missed at the time.More concerning was discovering months later that our mortgage was recorded on a property before the developer actually owned the deed - an improper and potentially fraudulent action that compromised our lien position. When we contacted Superior Title in 2024 to inquire about this discrepancy, they claimed they had "no record of the transaction closing" despite having processed the mortgage documents.This experience raises serious questions about Superior Title's professional practices:1. Why would a title company record a mortgage for a property that the mortgagor did not yet own?2. Why discourage title insurance, which would have protected our interests?3. How could they have "no record" of a transaction they processed?Their actions (or lack thereof) directly contributed to a significant financial loss, as our loan was effectively unsecured despite the appearance of having a recorded mortgage. I would strongly caution anyone against using Superior Title for real estate transactions, especially those involving investment properties or lending arrangements.

  You cannot purchase title insurance from us without the title actually transferring. There was no closing or transaction at our office, all that was asked of us was an escrow and a recording of such. This was done at the time of request successfully. There was not a title search or closing requested/ preformed, thus these claims are not possible. The client did not look into proper timing or request this be done at any later time. They assume the risk of their actions. 1- because the client asked and paid us to- without a title search being done 2-this did not happen- we do not advise either way in any matter, despite doing this would have made us money if we had, further proof of no wrongdoing. 3-There was no transaction. We did a courtesy service, at cost, where no profit was made. For this reason! We stand by performing these courtesy services at cost to the consumer. We do not ever provide legal advice. All investments come with risk and liability, to which we as the 3rd party servicer share none of.
