      A $4500 assessment is being issued for the removal and replacement of the properties pavement, against everyone's wishes and is unnecessary. The money is to be payed by September 2024, the job will not occur up to two years from this date. Why ask for so much when nothing is happening or needs to happen?

      sorry for the delay, this is the first email i have received regarding this. Something must have happened to your first notice

      This property is a condo association. All big ticket items and assessments are determined by the condo board and NOT our company.

      We are simply agents for the condo association and do what they ask us to do. If **************** is upset with the assessment, he should direct this to the condo board and not our company

      I am renting an apartment at **** ******** *** ******** ****. I moved to Ohio in 2021 and started renting this apartment in July 2021. I signed a lease and because I am a new citizen of the United States from Haiti, I was under the impression that my lease would be renewed every year. I communicate with property manager ***** *****. Because of cultural differences and language barriers, there is a disconnect in communicating with *****. ***** states that I am upset when speaking and that is not the case. I am a single mother with three boys. My oldest son is now in the US Army for deployment and signed the lease with me in 2021. My second son will join the Navy in late June 2024 after graduation. My youngest son is a nine-year-old boy who has an intellectual disability and Down syndrome. I have upcoming knee replacement surgery later this year. In March, I requested a lease from ***** for disability services and financial assistance for knee surgery. On March 1, 2024, ***** ***** stated through email that she would not renew my lease and has not given a reason why. I pay my rent every month, I feel because I requested maintenance around the house and miscommunication between ***** and me, she decided not to renew my lease. I am living in fear and stress. It would be challenging to move abruptly if asked. It will only be me I would like a lease renewal to relieve stress and to ensure that my son continues to receive disability services at school and we can live in peace. In January, the fire department shut down the furnace and a new furnace was replaced within 24 hours. AC unit was removed same time and maintenance stated new AC unit would be put in during warmer weather. I am afraid to reach out to ***** for a timeframe for AC installation. Toilet replacement (credit on water bill was added) carpet cleaning for allergies, new door lock, insulation in the basement to preserve heat, and insect spray were request that caused the disconnect between ***** and me.

      Dear BBB

      Message from the property manager below:

      The current resident has occupied this apartment since July 2021.  Her one-year lease expired on 6/30/22 and renewed month to month on July 1, 2022 and has been month to month since that date.  We do not offer annual renewals after the first year at the Bethel Colony Apartments.  This resident was not told that she had to move out but simply told that her lease is and has been month to month since July 1, 2022. She is not being asked to move. She has a nice, clean apartment and there are no issues with her occupancy.

      The heat pump was replaced in January 2024 and it appears she did not call our office to remind us to install the air conditioner. This was simply an oversight on our part as the air conditioner could not be installed in the middle of the winter.   She can contact maintenance directly without speaking to *****. There is a direct maintenance number that she is aware of for all maintenance concerns.  Since receipt of this complaint, the air conditioner is scheduled for installation on Monday May 20, 2024 as long as the resident allows access to the apartment.

      The toilet was replaced in January 2024 and if are other maintenance concerns that need addressed, the resident can contact KRG maintenance department to schedule repairs.

      Dear BBB

      We have installed a brand new furnace and air conditioning system, new toilet, and performed stove work. We are unaware of any other maintenance issues. If the tenant has additional requests, please go to our portal and submit a request and the issue will be addressed.

      As to the lease renewal, the BBB should know Ohio tenant landlord law does not require a yearly renewal to be offered after the original lease term. Law affords the month to month option which gives both parties the right to terminate a lease with proper notice.
