      On 7/3/24 I ordered for a home inspection by this company for $742. Upon completion of the inspection there was no note of any water damage to dry wall or to our private well pump. In fact, the third party that they use for private well inspections stated that the well pump “was functioning properly”. Upon closing and moving into our house last week we had issues with water pressure and and the pressure switch flicking on and off and we had two well contractors come out and both of them took one look at the pressure switch and noted we had a leak somewhere within the well. Upon pulling the pump out of the well they stated it had a leak and needed replaced. We spent $3000 on this. Then today, we had part of our drywall in our living room fall through and upon roof inspection they found significant water damage to the ceiling drywall that they could even feel with touch. I feel that the inspector did not do their job as they blatantly missed very expensive mistakes. We would not have purchased the home had water damage been noted or had we known our water would not work. I have contacted this company multiple times in hopes of a refund for our troubles and they keep saying someone will get back to me. I would at least like my $742 back for them not doing their job which I paid them to do.

      We used capital city inspections for the purchase of our home. The inspection was done on April 26th. There were a few minor notes on the plumbing but no real red flags. About a week after we moved in, around June 2nd we noticed some water stains on the ceiling of the kitchen coming from the upstairs bathroom. We had a plumber come out and after three separate visits and a large hole in our kitchen ceiling the leak was fixed. Caused partly by some shoddy plumbing work and partly by a gap between the tub and shower surround. Upon further inspection the plumbers were able to find a bunch more issues pertaining to the laundry and downstairs bathroom plumbing. They told us we should contact the inspection company as there were a lot of issues that should have been caught. We did so and had them come out to check out the issues. They agreed that the gap between the tub and shower should have been noticed as well as the work in the basement, which includes a pipe that just spits water on the floor. I told them we had been told it would possibly take up to $10,000 to fix all of the issues and between $2-3000 for the basement work alone. I was hoping they would aid us in these costs as many of them should have been caught and we could hav used them to inform the purchase decision we made. They emailed us back a few days later asking for an official quote on the basement work so they would be able to help us with those costs. We were hoping they would help with more, but something seemed better than nothing. After receiving a quote of about $2800 and forwarding it to them, they responded saying they would be refunding our inspection cost of $700 which feels more like they are removing themselves from the situation rather than actually helping in any meaningful way. We are incredibly disappointed with the way they have handled a situation that has already cost us a lot of money and will continue to do so.

      Thank you for the clarification. 

      We inspected *** ********* on 04/26/23, for our client, **** *****.  Around late June, **** reached out regarding some issues requiring a plumber. A Customer Care Request [CCR] form was sent to our client. We requested quotes, the Seller’s Disclosure Agreement and/or any photos relative to his concerns.

       **** completed the CCR and sent us a quote [attachment 1] along with the Seller’s Disclosure. Our lead inspector reached out to **** and performed an onsite visit. After reviewing the report, it was identified that several items in the quote were for items we could not see during our inspection or items that were outside of the scope of a home inspection. For example - We are not licensed Ohio code inspectors and do not inspect items concealed behind walls. We perform general home inspections according to the standards of practice of the Ohio Home Inspection Board.

       

      **** was asked to send us a detailed quote so that we could cover the cost of the two items we agreed were visible and evident during the inspection – Specifically - a toilet from the 1/2 bath on main floor waste line had a fernco fitting and a drain line. The replacement costs of these items are approximately $200-$300, not the $2000 quote.

       

      After not hearing back from **** or receiving an updated invoice detailing these 2 specific items, we decided to go above and beyond by offering him a full refund of his inspection fee of $702.00. This should be more than adequate to correct 2 plumbing drains that needed no demolition work to be fixed. We initiated a refund agreement on 7/25/23 [attachment 2]. This was delivered to his email on file, but he has yet to open it [attachment 3]. We receive DELIVERED and OPENED receipts for all electronic transmissions that are generated from our scheduling platform.

       

      We are still willing to offer *** ***** a refund for his inspection.

       

      I have attached a copy of the inspection agreement, signed by **** [attachment 4].
