Christopher S******, of ‘Chris Can Fix-It’ was hired as an all-round contractor in October/November 2023, recommended by his close friend and our property inspector, **** ****, for properties belonging to my husband and I. Chris failed to complete work he agreed to & was paid to do at two properties, & has done subpar work at one. My husband paid Chris $6,300 to replace the front porch, put in a splash guard, & fix the basement window at his ******** *** property. Chris did not complete this as & has evaded our calls since. Chris did not give us proper tax invoices & receipts for materials when asked several times and he stole all the keys to our properties. He refused to return them even when offered money. This cost us $479.64 in lock replacements. Chris was paid a total of $12,600 for repairs at my duplex, *******. On the *** side, he charged $2,600 to do ceiling insulation (unsatisfactory), secure basement steps (not accomplished), boarding up the garage (completed), and sealing holes to resolve the rodent issue (partially done). Chris charged $10,000 for the *** side and agreed to make it Section 8 ready. An inspection report highlights that Chris didn’t repair all that was agreed to, did an insufficient job on what he did do, & that the unit was not completely Section 8 ready: 1. Insufficient ceiling insulation (uneven/inadequate coverage found during official home inspection. Not up to code like agreed & in need of correction) 2. *** inadequate repair to secure basement steps 3. No painting of front porch & around windows 4. *** missing cover plates on receptacles 5. *** inside trim not painted 6. *** only some holes sealed to prevent mice entering, but payment was made to seal all holes & resolve the issue. The issue didn’t improve 7. Missing roof shingles not replaced 8. *** brand new kitchen floor installed with broken floorboard 9. Chris price gouged us. He was paid double his quote to clean after a tenant vacated & did not do the carpets as agreed
