    I contacted Bill T*****, Building Inspection Engineers, LLC (license no. ********) on May 28, 2024 to perform a structural inspection on a home that I was under contract to purchase. I text messaged him several photos of concern, one being an issue that was specifically pointed out by the whole house inspector and the other an offset step in the basement wall. On June 10, Bill arrived to inspect the property. He spent about an hour (he tried to rush through the inspection after a brief 15-to-20-minute scan of the basement but my realtor insisted that he inspect other structures on the property as well). The home is a ~1500 square foot brick dwelling with a full unfinished and unobstructed basement, a detached garage, and 175 square foot older deck. The only items he noted as a concern were the same items noted by the whole house inspector (which I initially texted to Bill including the photos and report). Based on Bill’s report, we closed on the house asking for, and receiving, monetary adjustments from the (now former) owner for the deficiencies noted in the inspections conducted. Once I took possession of the home and hired professionals to make repairs, several structural issues were brought to my attention that Bill completely missed on his inspection: Sagging sill on the east side of the basement from termite damage; Unsupported header in the basement; Deck boards and supports have significant rot; Garage back wall sustained damage (likely from a car), vertical 2x4 is split and the siding damaged and bulging out the back. I contacted Bill several times requesting to speak with him, first by phone, then by email on the following dates: September 20, October 17, and November 19. He responded to only one of my requests to speak stating that he was not a termite expert and wouldn’t be able to identify such damage, I argued that it is something he should have caught due to this being structural. Since this, he has ignored my requests to resolve these issues.
