I’m currently facing eviction from a property I sold temporarily in order to fund my cross- country move. I was only offered half of what I paid for the property cash in July 2023 from a private lender I had previously received a loan from (PML bridge fund in Cincinnati) Immediately after I sold the property to PML, I was targeted by a ******** cyberterrorist cell that stole my identity and drained my two checking accounts in a matter of days. This left me unable to finish my move from *** ***** to ****** and I sat helpless in *** ***** watching everything I returned to transport be lost to auction due to nonpayment of rent including roughly fifteen fully loaded commercial vehicles and trailers and three large storage units. I fell behind on my mortgage payment being stuck in *** ***** away from my business inventory and personal property I paid over $20k to ship to ******. This was half of the money I received from the sale of my property to PML. The other half was taken by the hackers causing me to be stranded and helpless in *** *****. PML is aware of what has happened to me as I offered to send my FTC and ic3.gov reports to support my inability to pay. I told them I was actively finding a loan to pay them off and had an identity theft insurance claim pending and I even offered to transfer my ** housing voucher from ****** to ****** so that they received on time payments every month. Yesterday morning they sent me a message saying they were going to evict me for being delinquent for July/August, which was a predatory move knowing my position. Everything I own is in that property that I cannot even afford to get back to. When I asked them to lend me more money to help me get out of this helpless position they refused even though they only gave me half of what I had paid for the property originally. It is worth much more now than what even I paid for it so it makes their act against me even more obvious as predatory and taking advantage of my vulnerable position.Business Response

*** ****** ********** is a tenant in a property that is owned by our company. *** ********** is currently in DEFAULT of his Lease Agreement. *** ********** will soon be approaching four (4) months in payment DEFAULT. We have encouraged *** ********** to seek employment or other means to substantiate income to fulfill his financial responsibilities. We have worked with him by providing him the allotted time to show proof of income or some form of financial stability to meet his financial obligations. *** ********** has failed to secure employment or means to which to meet his financial rental obligations.

I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint. For your reference, reasons for rejection are included below.The statement that I am four months in default is false. I have only missed July, August, and now September and the reason for this was not due to unemployment rather due to my bank accounts being emptied and closed due to undergoing an extended eight month cyberterrorist attack and identity theft that has cost me nearly everything because it happened in the beginning of my cross-country move. The theft of all my funds as documented in the attached FTC and Ic3.gov reports halted my move completely and has caused me to lose roughly fifteen commercial trucks and trailers and three large storage units. The lack of assistance from the banks, insurance companies, and law enforcement due to international jurisdiction has left me unable to return to the property I was moving into I had originally paid cash for and also I paid over $20k to ship the four tractor trailers that compose its contents which is all I have left now. Prior to losing my vehicles because of my identity theft, I had to sell my property temporarily to PML for half the price I paid to acquire funds to transport my vehicles. When this money was taken in the identity theft, I was able to continue paying the rent using identity theft insurance claim money and I am now anticipating a second payment and asked PML not to proceed with eviction because I am actively working on getting the funds I am behind and possibly the balance of the loan. I also suggested that PML borrow me some more money given that they only offered me half of what I paid for the property so that I could get myself out of the helpless position I found myself to be in. I also suggested that I transfer my VA housing voucher from ****** to ****** so it could assure the rent payment was made every month on time. Both of these options I suggested were better than evicting me from the property knowing that I had shipped four tractor trailers of personal and business inventory there contained in the property that I am currently stranded away from in *** *****. I see PML’s decision as predatory given the fact that they did not consider the crimes committed against me that took away my ability to pay and they completely disregarded the other alternatives I suggested that wouldn’t result in my complete loss of everything I had left including the property I bought with my family inheritance. This property is my safe place I purchased for my business away from *** ***** and I did not want to sell it especially after I just moved all my things there. I asked that PML give me more time to pay at least what I owe and hold off on any eviction. It is more difficult for me to find help right after my credit and accounts were destroyed by identity theft but I have been working on a solution daily since this problem arouse and should have the funds shortly.

In August 2022, I entered an options agreement with Antonio S******** of PML Bridge fund, Cincinnati Ohio. The option agreement was modified the day of execution to exclude a fee of almost 4% of the proceeds., all documented via email from Antonio S********. For the first 3 months of the agreement, I was wrongfully charged for “stated” renter’s insurance. They refused to provide proof of policy, and only after I threatened reporting to the Attorney General, did they refund the premiums for the non existent policy. In November of 2023, an offer to sell the property was approved at full asking price, plus my free habitation until April 2024. The title search failed due to PML improperly registering the property with ********** county **. As a result, the buyer canceled the contract, and the error was not corrected until the proposed date of sale, December 18. A new sale contract was approved for almost 10k less, to be executed approx. 70 days from the initial offer, canceled for failure to properly register. The month of sale, (February, 2024), PML forced me to pay an illegal (almost 3x the state limit) of a late fee, with threats to stop the sale of the property. I informed them of the ** late fee limit, and they replied IN BOLD TEXT, that I must pay the inflated fee. At this time they also denied the revised option agreement with the reduced fee. Upon further investigation, they were overcharging me on real estate tax for almost 18 months, and were in arrears with ********** county in paying such tax. Only when uncovered by myself did they pay this tax, showing a lack of fiduciary duty. The property was sold on February 29, and PML Bridge fund was in receipt to the proceeds. As of today, March 31, after repeated requests to provide the note closing statement along with my proceeds, they have REFUSED to provide the statement and my proceeds. Also refusal to refund tax overpayments. In last month I have experienced enormous stress.Customer Answer

I was issued a real estate option note by PML Bridge fund. I was charged and paid real estate taxes monthly on the property for approx 18 months. Approximately 12 months i to paying the note, I discovered I was paying approximately 30% more than the actual tax amount. Immediately contacted PML, and was told by Anthony S******** that it would be investigated. The overpayments continued, and I emailed Anthony again. This time I was assured it would be “looked into”. The overpayments still continued, and once again I emailed S********. This time it was acknowledged as true, and I was assured I would be credited. The property has since sold, and no credit was ever issued. In fact, the last payment made, the same month as the property sold, once again the overpayment was charged. On the closing statement of the note, there was no mention of the overpayment, nor was this money credited or refunded! I was never given a final response after many attempts to get this resolved All proof of this event has been retained, including emails from S******** to myself!Business Response

Given the complexity of the matter and the fact that our customer retained legal representation prior to his BBB compliant, under the direction of our law firm and legal teams instructions we unfortunately will not be able to discuss the circumstance and details surrounding his compliant. However, as a matter of recocord we have summitted al the requested documents to our law firm and our customers attorney. We remain optimistic that once our customers lawyer reviews that documents and facts the matter should be resolved.

***** *****I have email confirmations from PML of the.overcharges, as well as several communications that it would be investigated and corrected.
This is over the course.if several months, and is well documented. There is a history.of this.company not adhering to ethical and financial principals in regards to my business relationship with them. It will shorrly be 5 months since this event and indescresion was discovered my myself.
The overcharges were performed monthly for approximately 18 months with PML not admitting or correcting. One would think and an end of year audit, a sign of sound business practice would have discovered this.

PML has been collecting a monthly fee for renters insurance on a property. I have requested several times proof of payment by them. They have ignored several requests for proof. I have now paid 5 months of this “phantom” policy. I just made January payment minus previous insurance payments, (because they cannot prove they actually have insurance and am making payments). They have just emailed me a default notice, (even though it is the 7th, and late payment due on the 10th, (how can this be in default? I sent them a copy of their own agreement). ALL I WANT IS PROOF THAT YOU HAVE BEEN MAKING INSURANCE PAYMENTS, AS I HAVE BEEN PAYING YOU MONTHLY!!!!!! PROVE YOU HAVE NON MIS APPROPRIATED OVER $100 PER MONTH, EARMARKED FOR RENTERS INSURANCE ON THIS RESIDENCE.Business Response
